How Our Custom Home, Remodel Design & Permitting Process Works
If you're planning to design a new home from scratch, remodel your existing one, or add to it, here’s a step-by-step look at how our process works.
Step 1: Check What’s Possible
After our initial conversation about the size, style, and details of your new custom home or remodel, we check what is possible to be built on your lot based on city regulations and residential code limitations. This includes zoning rules, setbacks, flood zones, and structural or building restrictions—helping to prevent surprises later!
For remodels or additions, the next step is a home visit to take precise measurements of your existing house and assess its current structure.
Step 2: Sketch Out Some Ideas
Once we know what’s possible and have your home dimensions, we create design options for you to choose from. You can tell us what you like, what you don’t, and we’ll tweak it until it feels just right. You’ll get floor plans, 3D views, and sketches so you can picture it.

Step 3: Get Into the Details
Now that we have a design you love, we fine-tune everything: Room sizes, kitchen, bathroom, and furniture layouts, siding materials, structure, and how things fit together.
Step 4: Draw Up the Construction Plans
Next, we’ll create the set of construction drawings (Or Blueprints) the city requires to review. These serve as a step-by-step guide for your remodel and include:
✔ Architectural plans: Floor plans & elevations ✔ Structural plans: Foundation details, Floor, ceiling and roof framing plans, Cross-Sections and construction details ✔ Site plan (For home additions)

STEP #3: FINE TUNE YOUR HOME DESIGN

STEP #4: DRAW UP CONSTRUCTION PLANS

STEP #5: GET PERMITS APPROVED
We take care of submitting everything to the city for approval. Usually, it takes about 4-6 weeks for them to review the plans. If they request clarifications or changes, we make the necessary adjustments and resubmit.
Step 5: Get Permits Approved
How Long & How Much?
Design takes anywhere from 3 weeks to 3 months, depending on how big your remodel is. + The city approval adds about 4 to 8 weeks. The cost depends on the project size, and city fees are not included in our pricing.
Our job is to make sure your remodel is designed well, easy to build, and approved by the city without headaches.
