The purchase of these plans includes architectural drawings only. The following items are not included:
• Site plan
• Verification of setbacks, zoning, easements, or property restrictions. The buyer must confirm the required distances from property lines before building
• Electrical, plumbing, or HVAC (heating and cooling) plans
• Material lists or quantity takeoffs
• Customization or design modifications
• CAD or editable files
• Product selections, brand recommendations, or buying guides
• Building materials, suppliers, or manufacturer recommendations
• Structural engineering calculations or stamped drawings
• Construction or installation services
Any of these services may be offered separately for an additional fee.
License and Use
The purchase of these plans grants the buyer a single use license. The plans may be used to build one structure at one property address only. The plans may not be reused, shared, copied, modified for resale, or used for multiple projects.
Digital Product Policy
This is a digital download. All sales are final and no refunds will be provided once the files are delivered.
Permit and Code Responsibility
These plans are based on general construction practices commonly used in Indiana. Building codes and permit requirements vary by location. The buyer is responsible for verifying all local regulations before construction begins. Approval by building departments is not guaranteed, and any required revisions are not included.
Zoning and Setbacks
The buyer is responsible for verifying zoning regulations, setbacks, easements, and property restrictions. These plans do not confirm that the structure is allowed on the property. Site plan and zoning review services are available separately.
Site Conditions
These plans do not account for site specific conditions such as soil, slope, drainage, flood zones, utilities, or easements. The buyer must confirm that the design is suitable for their property.
Engineering Requirements
Some jurisdictions may require structural calculations or a stamped engineer letter. Engineering services are not included and must be obtained separately if required.
Construction Responsibility
The builder and homeowner are responsible for safe construction and compliance with local codes. The designer is not responsible for construction errors, improper installation, or contractor performance.
Modifications
If the plans are modified by the buyer or others, the designer is not responsible for the performance or safety of the modified design.
Utility and Foundation Verification
The buyer or builder must verify foundation type, anchoring, and all utility requirements including electrical, plumbing, and mechanical systems.
No Permit Assistance Included
This purchase does not include assistance with city reviews, inspectors, or permit issues. Any additional documents or coordination required by authorities is not included.
No Guarantee of Approval
Permit approval or acceptance by inspectors is not guaranteed. Requirements may vary depending on the jurisdiction.
Professional Review Requirement
These plans may not address all conditions of every property. The buyer is responsible for obtaining any required professional review before construction.
File Sharing Restriction
The plans may not be distributed, uploaded, shared, or resold in any form.
Limitation of Liability
These plans are provided as a general construction guide. Indy Blueprints and Permits is not responsible for any damages, losses, construction errors, injuries, or costs resulting from their use.
Optional Services
Additional services such as site plans, zoning review, permit assistance, design modifications, and engineering coordination are available for an additional fee.
Copyright Protection
All drawings are protected by copyright law. Purchase grants a limited license for one time use only. Unauthorized use or reproduction is prohibited.
